Arrival and departure times

Arrival is 3pm onwards. The property must be vacated by 10am on departure day, except by prior arrangement.

Cancellation

In the event of cancellation, please notify us as soon as possible so the property can be re-let. If the cottage is re-let you will receive a full refund less £30 cancellation charge.

If for any reason we have to cancel your holiday our liability is limited to a full refund only. Visitors are responsible for their own holiday/travel/cancellation insurance.

Pets

Well-behaved pets are welcome. An additional charge of £25 per stay will be made per dog (excluding guide dogs).

Owners are requested not to allow pets on chairs or beds and not to be left unattended in the property.

Smoking policy

The policy is non-smoking.

Damage to the property/breakages

Damage caused in or to the property must be reported immediately.

Guests are liable for the cost of replacements and repairs.

Visitors are requested to leave the property in a clean and tidy condition.

Personal injury or loss of property

We cannot accept liability for death or injury sustained by any visitor, or for the loss or damage to any property brought on to the premises.

Safety

Ash Farm is a working farm. Parents are responsible for children at all times There is a duck pond in the farm yard and ponds around the farm. There are some electric fences and visitors are requested not to enter the fields where there are farm animals or machinery operating. Please drive carefully on farm roads at all times and leave gates as you find them.
